term leases. Did you know that Eckerd’s does not own their stores, they lease
them, pay all repairs, taxes and insurance for 20 to 25 years? If you want some
participation in the management, we will find suitable multi-tenant buildings. If
you want an aggressive return, there are development partnerships available.
Why do you think insurance companies, retirement funds, and banks make these
kinds of investments?

Real estate investments are a lot more than house rentals. As a matter of fact,
after three years of working the numbers on Amelia Island, I came to the
conclusion that house prices are too expensive to rent (long term rentals). Sure,
you can make a mortgage payment but there is a lot more to consider. Are you
getting enough for taxes, insurance, repairs, reserve for replacements, and a
decent return on your investment?

Commercial property is an entirely different story. It is all a matter of numbers. If
the cash flow is not positive, or the cash on cash return is not adequate, or the
tenant is not creditworthy, or the location is not prime, or the demographics are
not right for the business, then we advise you to stay away from it. There are
plenty that are good investments.
